Open Homes
Why should we attend home inspections, and what should you look for?
To assist you in making the right decision and avoiding issues down the track, it is important to attend inspections. This will allow you to inspect the property yourself and ask the agent questions you may have.
Open Homes are held at various times throughout the week, where you are able to inspect and check out not only the house, but also the neighbourhood. It is important to remember you are not only buying or renting the house but the location.
Things to consider on your way to the property:
-
What is around the local area?
-
What is the traffic like?
-
Are the streetscapes well maintained?
-
Are the local shops empty or busy?
Things to consider at the inspection:
-
Sun’s location - Where is the sun in winter and summer?
-
External surfaces - Are there cracks on walls and footpaths?
-
Gutters and pipes - Are they rusty or in good condition?
-
Views looking into and out of windows and doors - What can the neighbours see?
-
Pull back curtains - Open and close windows to see whether they work well and aren’t jammed.
-
Carpet stains - Look for strangely positioned rugs.
-
Water damage - Are there stains on walls, patches of mold or particularly bad smells?
-
Fittings and fixtures - Check on their functions (shower heads, switches, door handles, etc.).
-
Mobile phone reception.
Another great option when viewing a house, is a private inspection when possible. The benefits of arranging a private viewing are:
-
Your real estate agent will be with you able to advise you in a more relaxed setting.
-
You are able to view the house whenever it suits you.
-
You will be able to view every inch of the house without having other potential buyers around.
